We were proud to deliver the full mechanical and electrical package for a landmark development at Infinity Park, Derby. This 507,000 sq ft distribution facility, located strategically within the logistics ‘Golden Triangle’, has become a vital asset in the East Midlands’ logistics market. Its central location offers exceptional connectivity to major arterial routes including the A50, M1, and M6, as well as proximity to East Midlands Airport. The development was designed to support the increasing demand for modern, efficient, and scalable distribution and logistics spaces that can accommodate changing industry needs and evolving tenant requirements.

Constructed as a speculative build without a confirmed end tenant, the facility required a forward-thinking design approach. Adaptability was placed at the heart of the scheme, allowing for future fit-outs to be customised based on tenant specifications. To support this objective, we delivered a comprehensive HV/LV electrical infrastructure capable of serving a wide variety of operational needs. This included flexible power and data provisions, energy-efficient systems, and infrastructure that supports a range of commercial and industrial applications, from manufacturing and warehousing to automated logistics and tech-led fulfilment centres.

Our delivery contributed significantly to the facility achieving both BREEAM ‘Excellent’ and EPC ‘A’ environmental accreditations. From the outset, we prioritised energy efficiency and carbon reduction in our system designs. We integrated renewable and low-carbon technologies such as roof-mounted solar panels, energy-saving LED lighting throughout the facility, and air source heat pumps for heating and hot water generation. These installations not only enhance the building’s sustainability credentials but also reduce lifecycle operating costs and align with government targets for greener commercial spaces.

Situated within the growing Infinity Park Derby cluster, this development forms part of a larger vision to create a centre for advanced manufacturing, engineering, and logistics. The wider site is already home to prominent organisations such as the Rolls Royce Nuclear Skills Academy and the Nuclear AMRC Midlands, reinforcing its reputation as a regional innovation hub. Projections estimated the project would generate over 1,300 new jobs, both during the construction phase and in future operations, bringing meaningful economic and social benefits to the local area and strengthening the East Midlands’ position as a logistics powerhouse.

To deliver a project of this scale, we worked closely with Bowmer & Kirkland as the main contractor and Wilson Bowden Developments as the client. A spirit of collaboration and proactive problem-solving guided every stage of the build. Our team coordinated tightly with structural, architectural, and specialist trades to ensure that all mechanical and electrical systems were seamlessly integrated into the wider construction programme. The installation covered critical areas such as HVAC, lighting control, emergency systems, and electrical distribution within the three-storey office accommodation and the warehouse floor, all built to meet high performance and compliance standards.

Innovation and futureproofing were key drivers throughout the project. In addition to the energy-efficient systems already mentioned, we implemented infrastructure that allows for future upgrades, such as EV charging stations and compatibility with warehouse automation technologies. Scalable energy supply points and smart metering have also been integrated to help future tenants optimise operational efficiency. These forward-looking systems ensure the facility will remain relevant and desirable in a rapidly evolving logistics and commercial real estate landscape.
