Middlecross Care Home: Design Development Underway for Leeds’ Newest Assisted Living Scheme

We’ve officially entered the early stages of our M&E delivery for the Middlecross Assisted Living Care Home in Armley, Leeds. Commissioned by Leeds City Council and delivered by Morgan Sindall Construction, the development will provide specialist accommodation for adults with learning disabilities and complex care needs, supporting greater independence in a safe, purpose-built environment.

As Heb Mechanical & Electrical, we’re delivering the full scope of building services on the scheme. We’ve now started design development and are managing key early-stage works, including GSHP (Ground Source Heat Pump) bore drilling, which will ultimately supply individual apartments with dedicated low-carbon heating systems. Drilling is now underway as part of our enabling package. These early sustainability features will form the foundation of an energy-efficient, future-ready building.

Delivering High-Performance Building Systems to Support Independent Living

Once fully on site, we’ll be installing a complete M&E package across the development, including mechanical ventilation, underfloor heating, boosted domestic water systems, electrical distribution, lighting, fire alarms, emergency lighting, and BMS integration.

The new facility will include 52 one bedroom apartments and 13 two bedroom apartments, alongside shared communal spaces, staff accommodation, and landscaped outdoor areas. Every element has been designed to balance independence and support, with building services that prioritise comfort, compliance, and long-term operational performance.

Our M&E installation is scheduled to begin on site in late September, following completion of the current substructure and superstructure phases. We’re working closely with Morgan Sindall and the wider delivery team to ensure a smooth transition from design to build.

We’re currently progressing through the design phase and managing some key early-stage sustainability elements like GSHP bore drilling. It’s a well thought out scheme and we’re proud to be part of it. This kind of project reinforces the role M&E plays in creating safe, supportive spaces for people to live independently and that’s something we’re always proud to deliver.
