Project Overview
We were proud to deliver the full mechanical and electrical installation for the Saxton Lane development in Leeds, a major residential scheme that has transformed a previously underutilised brownfield site into a high-quality city centre living environment. The completed development provides 207 apartments across a striking structure rising to 20 storeys, stepping down to 17 and 15 storeys to integrate seamlessly with the surrounding skyline.
The project plays a key role in supporting Leeds’ wider regeneration strategy and the delivery of affordable, high-quality housing within the urban core. Built in line with the Nationally Described Space Standard, the apartments provide well designed, practical living spaces that meet the expectations of modern residents while contributing to a more sustainable approach to city living.
Our appointment covered the full mechanical and electrical package, including the coordination, installation, and commissioning of all building services across both residential units and communal areas. Working closely with the main contractor, WDH, and Futureserv Consulting Engineers, we ensured all systems were fully integrated, compliant, and aligned with programme requirements.
From early design coordination through to final handover, our focus was on delivering a technically robust, efficient, and future-ready building. The result is a development that performs reliably from day one while supporting long-term operational and environmental performance.
M&E Delivery & Technical Integration
Our role on Saxton Lane was central to ensuring the building operates efficiently, safely, and as intended. We delivered a fully integrated mechanical and electrical solution across all areas of the development, carefully coordinating services within a complex high-rise structure.
Mechanical installations were designed to support consistent heating, ventilation, and domestic services across all apartments and communal spaces, ensuring comfort and reliability for residents. Alongside this, our electrical installations provided robust power distribution, lighting systems, and life safety infrastructure, all designed to meet current regulations and the demands of modern residential living.
Given the scale and vertical nature of the building, coordination was critical. We worked closely with the design and construction teams to manage riser layouts, service routes, and plant space effectively, ensuring installations were both practical to deliver and efficient in operation.
All systems were fully tested, commissioned, and verified prior to handover. This ensured that every element of the building services infrastructure was compliant, fully operational, and ready to support residents from the moment of occupation.
Sustainability, Performance & Long-Term Value
Sustainability was a key consideration throughout the project, influencing both design decisions and system selection. Our approach focused on delivering energy-efficient building services that reduce consumption while maintaining high levels of performance and comfort.
We implemented systems designed to optimise energy use across the building, carefully balancing efficiency with reliability. From plant selection to system controls, every element was considered to ensure the building operates effectively over the long term while minimising operational costs for residents.
The integration of modern, efficient M&E systems supports wider environmental objectives while also enhancing internal conditions, including air quality and temperature control. This contributes directly to a better living experience for residents while supporting the development’s long-term sustainability credentials.
By focusing on lifecycle performance rather than short-term solutions, we have delivered an installation that is not only efficient today but capable of adapting to future requirements as standards and expectations continue to evolve.
The Saxton Lane development is a great example of what can be achieved through strong collaboration and a clear focus on delivery.
