The Heb Group Elevated One Waterside Place with Advanced M&E Installations

The Heb Group provided advanced Mechanical and Electrical (M&E) installations for One Waterside Place, a seven-story multi-occupancy building with six lettable floors and a ground-floor retail space.

This project was a significant component of the £340 million Chesterfield Waterside regeneration scheme, marking the completion of the Basin Square phase.

Building Specifications

  • Location: Strategically situated close to the M1 motorway and adjacent to Chesterfield Railway Station
  • Structure: Seven stories, with six floors of Grade A office space (approximately 5,200 sq. ft each)
  • Ground Floor: Retail space with the capacity to be split into two units

M&E Scope

  • Independent Services: Each lettable floor and the retail space were equipped with independent services, allowing for future sub-division.
  • Access Control: Main front entrance with access control operable from each lettable floor, shared access via lifts and stairs.
  • Core Area Facilities: Shared WCs, accessible WCs, and accessible showers within the stair core area.

Heating and Cooling Systems

  • Core Areas: Fed from a Mitsubishi ASHP, serving both radiators and underfloor heating manifolds.
  • Office Spaces: Each tenanted office space was served by an independent VRF condenser providing both heating and cooling.
  • Ventilation: Included local dirty extract to WCs and Heat Recovery Supply/Return within general office spaces.
  • Hot Water: Provided via local Electric Water Heaters and Electric Showers within core WCs.

Building Services

  • Fire Safety: Dry riser and head of stair/lobby smoke ventilation AOVs with fireman’s override.
  • BMS Controls: Building Management System for optimum performance, energy conservation, and user control.
  • Lighting: High-efficiency LED luminaires installed with a control strategy including daylight dimming and presence detection for energy conservation.
  • Backup Power: Backup generator provided, ensuring power to the fire-fighting lift as required.
  • Security and Alarms: Fire alarm, CCTV, DDA toilet alarms, access control, and intruder alarm system.
